Scheme Overview
Pradhan Mantri Awas Yojana - Urban is an initiative by the Ministry of Housing and Urban Affairs (MoHUA) to provide all-weather pucca houses to eligible families in urban areas. PMAY-U 2.0 (approved in August 2024) runs through four verticals: Beneficiary-Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS), which gives a 4% interest subsidy on home loans, up to ₹1.80 Lakh, for loans sanctioned on or after 1 September 2024.

Key Benefits & Financial Assistance
- Interest Subsidy Scheme (ISS): 4% interest subsidy on the first ₹8 Lakh of a home loan up to ₹25 Lakh, maximum ₹1.80 Lakh, released in 5 yearly installments.
- ISS applies to houses valued up to ₹35 Lakh with carpet area up to 120 sq m.
- Encourages women empowerment with mandatory female co-ownership for EWS and LIG houses.
- Central and State assistance of ₹2.5 Lakh per unit under the BLC and AHP verticals (BLC: construct on your own land).
Eligibility Criteria
Ensure you satisfy all the following government conditions before applying:
- 1Beneficiary family must not own a pucca house in their name or in the name of any member anywhere in India.
- 2EWS households: Annual family income up to ₹3,00,000.
- 3LIG households: Annual family income between ₹3,00,001 and ₹6,00,000.
- 4MIG households: Annual family income between ₹6,00,001 and ₹9,00,000 (eligible for ISS only).
- 5The house must be registered with the female head of the family as sole or joint owner.

Visit PMAY Urban Portal
Access the official PMAY-U 2.0 portal at pmaymis.gov.in and select 'Apply for PMAY-U 2.0'.
Read Guidelines & Check Eligibility
Read the PMAY-U 2.0 guidelines, choose your vertical (BLC, AHP, ARH or ISS) and complete the eligibility check. For ISS you can also apply through your home loan bank.
Aadhaar Verification
Input your 12-digit Aadhaar number and applicant name as written on Aadhaar. Agree to consent and submit.
Fill Detailed Household Details
Enter personal information, family member details, current address, bank account details, and annual household income.
Submit and Print Application
Enter the captcha, check all declarations, and submit. Download and print the Assessment ID receipt for tracking on the portal.
Frequently Asked Questions about PMAY-Urban
Can I apply for PMAY interest subsidy if I already have an existing home loan?
The PMAY-U 2.0 Interest Subsidy Scheme applies only to home loans sanctioned and disbursed on or after 1 September 2024. Apply through your Primary Lending Institution (bank or housing finance company) or the PMAY-U 2.0 portal.
Is female ownership mandatory in PMAY-U?
Yes, for EWS and LIG houses, the house must be registered either in the name of the female head or jointly in the name of husband and wife, unless there is no adult female member.
